Often, first time home sellers have no idea know where to start the home selling process. It’s of the utmost importance that home sellers understand what the home sale process involves, what the costs are, and other important aspects of the process. The best way to get a good understanding of all this, is to set up a consultation with me so I can go thru details with you. In the meantime, here are a few tips:

Tip #1: Prepare Your Home for the Market

A major mistake that first time home sellers often make, is that they don’t understand how important it is to prepare their home to sell. One suggestion is to have a home inspection completed by a professional before the home is listed for sale, then fix any needed repairs. A home buyer will probably want to have their own inspection during the buying process, and today’s home buyers are scared off easily, so correcting problems first can decrease the chance of a deal falling apart. Besides repairs suggested by a home inspector, you should consider doing the following PRIOR to listing your home:

•  A Fresh Coat of Paint
•  Professionally Cleaned Floors
•  Replace Outdated Light Fixtures
•  Replace Outdated Hardware on Cabinets

Tip #2: Hire A Top Producing Listing Agent

First time home sellers need to understand the importance of having an experienced top producing Realtor representing them during the sale process. Selling a home is not an easy task, so don’t attempt to sell your home by owner!

In today’s real estate market, there are literally hundreds of real estate agents that you can choose from. It’s important that first time home sellers understand that not all real estate agents are equal. Some agents just wok part time, some are primarily buyers agents, and others may only have had their real estate license for a month or two. I suggest that you do your homework to make sure the agent you choose has the experience and talent that you will need!

Tip #3: Price Your Home Right

The main reason that homes on the market don’t sell is because it is priced incorrectly. There are a lot reasons why a home owner may price their home incorrectly, and it’s important first time home sellers don’t make that crucial mistake.

First time home sellers usually have no idea how a listing price is determined. Call me to set up an appointment so I can give a comparative market analysis (CMA). A top producing Realtor, such as myself, can determine a probable sale price of a home by completing a detailed market analysis.

Tip #4: Understanding the Seller’s Closing Costs

First time home sellers are often surprised when they learn about the seller expenses that they traditionally are responsible for.

Home selling expenses that first time home sellers need to consider:

1. Real Estate Brokerage Fees
2. Property Survey
3. Transfer Taxes
4. Property Taxes paid to Seller in Arrears
5. Attorney Fees
6. Closing Expenses
