House hunting online for a new home is a great place to start your search, but it should definitely not be the only thing you do. An experience real estate agent is excellent at highlighting the best features of the home, but remember there may be more to the home than meets the eye. To make the most of your time and efforts and form a well-rounded picture of online home listings, you should keep the following in mind.
1) Make sure the website up to date
When you start your home search, make sure you use a website (such as mine) that pulls up-to-date listings directly from the multiple listing service (MLS). This will assure you that real estate agents actively post their most current homes for sale. Many online resources update less often or fail to remove listings that are off the market, making it more difficult to sort through the clutter.
2) Pictures may be worth a thousand words, but they can be deceiving
Real estate photographers are experts at showing a home in the best possible light. Many professional photographers use tools and strategies to increase the home’s appeal. Things like a fisheye lens to make rooms look larger and photo editing to make colors and textures pop. And of course, most listings won’t have photos of unappealing parts of the home, like small closets or outdated bedrooms and baths.
3) See the home to believe it
Once you find what appears to be your dream home online, call up your real estate agent and schedule a buyer evaluation, and then a showing. You should take the opportunity to gain more information about the home in person and explore every part of it before you start to consider making an offer. Your real estate agent will help you cover all your bases and will ask questions you may not have thought of.
